Your agent can help you with first time buyer programs for the initial purchase. I know a guy who received 999.99 back in cash at closing, with no money down with the help of his real estate agent.

There is no free money available to upgrade the property once you own it. Tax payers will help you buy but not help you profit via flipping.

You should be OK, “light” is just that, cosmetic stuff, nothing really wrong with the house.
