How do the heirs collect a bequest in California?

An estate was settled after going through probate in California. The trustee was also a beneficiary in the will and got a house valued at over $500k. 3 other heirs were given a bequest in the will amounting to 5000 dollars each. The trustee has not paid the other heirs and has repeatedly used delaying tactics saying “I’m finalizing a loan” or “It will be 2 weeks.”

How can the heirs enforce the terms of the will and get what they are entitled to?

Get a lien on the house? Sue the trustee?

We have contacted the probate attorney and he says he is done with the case.

Are there loans or grant money to assist first time home buyers in rehabbing a “fixer”?

We are first time homebuyers in California (east bay area) and we just had our offer accepted on a “light fixer”…I am wondering if there are programs that offer financial assistance (grants or otherwise) to help with rehabbing a property.
JUST FOR CLARIFICATION! The question is regarding loans or grants to fix up a property that is damaged…NOT “First time home buyers programs”. Also, my intention is not to “flip it” for a profit…just to make it liveable. Thanks!

Car loan.financing car question?

i’m a college student. i’d like to get an off campus job, but i have no car.
i do have a work study job, but they only let me work 6 hours a week. who can live off of that?
the purpose of getting the car would be so i can find work (this city has no transportation system, and because of that virtually every employer makes a car a requirement for hiring down here)

but how can i finance a car or get a car loan making so little with my work study? i also know NO ONE. i’m really shy so i don’t have co-signers

am i just royally screwed?
if i had a car, i could immediately get a job at ups, who has some kind of deal with my campus to hire their students…but i have to have a car since the building is so far away.
it’d be 35 hrs a week @ like $8-9/hr

If I have five thousands dollars, how can i flip it to double or even triple my profit?

i’m a 20 year old guy in new york city, i need to get myself off the ground so I can move out and get my own place. My father has promised to loan me five grand with which i’m supposed to use it in one way or the other to generate 10 or even 15 thousand more with it. I’m 50,000 in debt with student loans, however, I have managed to save about 20,000 with a credit score of 820. I recently signed up for a foreclosure listing site but a lot of the homes were dated or no longer available. I was also pre-approved for a mortgage loan of 300,000. My other question is….Can I purchase a foreclosed home with the loan I was approved for or do I need “all cash” to do so?
Also if anyone can refer me to a great agent who deals with foreclosures in California would be awesome…:)
